Do your buildings have elevators?
Yes, all of our properties have at least one elevator.
What payment methods do you accept for rent?
Is parking provided? If so, is the cost included in the rent?
Parking is available for all of our properties. To find out if parking is included in your rent or charged separately, contact a Property Manager about the specific building you're inquiring about.

Are utilities included in the rent?
Unless otherwise stated, utilities are the responsibility of the tenant, including but not limited to, hydro, cable, phone and internet.

Am I allowed to have a BBQ in my rental unit?
No, BBQ's are not allowed in the rental units, including on the decks.

Do you allow smoking in your buildings or properties?
There is no smoking, of any kind, allowed in our buildings or on the properties.

No, we do not allow pets of any type into our buildings or properties.

Is tenant-insurance required?
Yes, residents must carry their own fire, theft and liability insurance (with a minimum liability coverage of one million dollars). It must be renewed on a yearly basis with no lapse in coverage. Residents are also required to submit their Tenant Insurance documents as proof of coverage. It must contain all of the following:
- The name of the tenant(s)
- Address of insured property
- Coverage period (When policy starts and ends)
- Amount of liability coverage.

What is the rental term for your properties?
Tenants are required to sign a one year lease. Once the first year of tenancy is complete rent moves to a month to month arrangement.
